I just checked, and I’m excited that over the last year my sellers’ homes have sold on average in 38 days for 100% of asking price, versus the market average of 61 days on the market for 99% of asking price!
Why the difference? That’s a difficult thing to pinpoint, but here are some of my guesses:
– I value pricing my sellers’ homes accurately from the get-go. It’s not always possible to narrow it down exactly upfront, but the homework of pricing correctly is well worth it!
– I offer what-to-do and what-not-to-do advice prior to putting it on the market. Little things can make a big difference. Getting a home in tip-top shape is crucial for a quick sale at top price.
– Effective feedback allows us to keep a pulse on what the market says. Sometimes the feedback suggests improvements to the property, points to the need for a reduction in price, or verifies that all is well. Regardless, by following up with phone calls and e-mail surveys we are able to capture crucial feedback in the majority of cases from agents who show the home.
– Regular, aggressive marketing is crucial! Everybody puts listings out on top sites like Zillow, realtor.com, etc. Few regularly update posts on Craigslist, local housing Facebook groups, and e-mails to local agents, lenders and appraisers. I make sure my sellers’ homes get out twice a week on Craigslist, and out to Facebook groups and e-mailed to agents on a regular basis. I’ve noticed this drastically increases the amount of contacts I get on my sellers’ properties!
