Hello everyone!! Wow, things have been crazy busy, especially for wintertime! Let me give you the overall assessment of the real estate market, both locally and nationally… It’s HOT!
Not just “hot”; we’ve actually been breaking low inventory records! Inventory has been SUPER low recently. There are niches, such as below $250,000, homes in Palmer, multi-family, etc, where there is almost no inventory. Pricing has been fun, because prices are going up and there are hardly any competing properties. It’s not very often that buyers who purchased 1-2 years ago end up re-selling and clearing a profit after closing costs and commissions, but it’s been happening!

In response to the hot market, I’ve been sending buyers the last several years’ worth of expired/cancelled listings, determining if those properties ended up coming back on the market and selling, and then reaching out to the previous agent to see if the seller is still open to selling. Also, I’ve been giving my buyers heads up of new listings before they even hit the market, and that’s been super helpful!
