With a population of about 27,000, Eagle River is the closest to Anchorage you can get while still retaining a little of that small-town feel. Eagle River is only 15-20 minutes out of Anchorage, yet a world apart! Eagle River sits at the beginning of Eagle River Valley, and mountains are an ever-present part of everyday life. Popular with military families and commuters, the military bases are even closer than Anchorage is.

The majority of homes are from the 70’s and later, with a lot of newer, modern construction. Lot size tends to be half an acre or smaller close to town, with larger lots available primarily up Eagle River Rd., Hiland Rd., and to the north. If you’ve ever driven north from Anchorage, you’ll know that some of the homes sit precariously perched on the mountainside, with stunning views of the inlet and surrounding areas. Home prices tend to be in line with Anchorage prices. For 2016, the average sales price was $373,592, with 55 days on the market and 99% list-to-sale price.
